中文摘要 | 在臺灣存在著許多直營系統和加盟系統的仲介業, 他們之間的經營績效如何?一 直缺乏學術上的探討。根據文獻上的說明,全國性品牌的加盟系統對不熟悉於地區性巿埸的 消費者具有極重要的價值,而且加盟系統之加盟者有努力誘因追求其利潤。本文嘗試從加盟 者對於品牌產品的需求的觀點出發,先建構理論模型,然後驗證是否加盟系統與直營系統的 仲介業其營業額具有顯著性的差異,即直營與加盟系統兩者間經營績效的差異性。本文最後 的實證結果發現加盟系統並沒有較直營系統的仲介業具有較多的平均營業額。 |
英文摘要 | This study discussed the periormance of the brokerage market in Taiwan. In particular, whether the types of management and characteristics of brokerage will affect the performance of the brokerage firms. From Frew and Jud (1986), we can understand that the reputation of franchise system is an important factor for consumers to select a brokerage firm. In fact, franchise represents the minimum quality of service in the brokerage market. The franchise system has been rapidly developed and expanded in Taiwan's real estate brokerage market. How is the performance of the franchise and non-franchise brokerage firms in current Taiwan? How is the value or differences of the national franchise system and local franchise firms? This paper will develop a product warranties model, then test whether the franchise firms can get more cases, higher selling price, and the shorter selling duration than non-franchise firm? |
