中文摘要 | 我國自1991年起即擬全面實施容積率管制以提高都會生活品質,但由於反對聲浪, 截至1998年為止,全臺都市計畫總面積中約僅七成五實施容機率管制。政府政策的猶疑不定 造成建商大量搶照、搶建,以致房地產市場嚴重供過於求,也因此對營建業和金融業造成重 大傷害。本研究的主要目的即在以均衡靜態之經濟模型探討當都會只有部份地區實施容積率 管制會對地租和實現容積產生何種影響。 |
英文摘要 | Taiwan government has considered to implement floor area ratio (FAR) control everywhere in Taiwan since 1991 in order to improve the residential quality. Due to various impediments, today FAR control is a mandatory requirement only in 75% of city plan area. The major side effect is that construction companies rush to build housing facilities before the imposition of FAR control. This leads to a serious supply surplus in the housing markets. The main purpose of this study is to explore theoretically the effects on the land rent and realized floor area ratio due to the influence of partial implementation of FAR control in a metropolis. |
