中文摘要 | 美國不動產證券化主要有不動產投資信託(REIT)與不動產有限合夥(RELP),前者 是以投資信託的形式,將共同基金投資於不動產,後者則是由一名以上的經理合夥人與有限 合夥人共同組成,並以投資經營不動產為主要目的。臺灣地區不動產證券化地步較晚,推出 個案較少,高速鐵路若採用不動產證券化模式,則是國內公共建設首開土地證券化之先例。 為了健全臺灣地區不動產證券化體制,有許多作法必須加緊腳步才行。 |
英文摘要 | The securitization of real estate in American primarily inclded REIT and RELP, the former is in the forn of mutual Fund invested in real estate, the latter is formed with manager and limited partner, mainly invested in real estate at a profit. The step of securitization of real estate in Taiwan go slowly, and the testing very few, Super railway was the pioneer appled securitization of real estate in the field of public utility. For the brillant contribution to the promotion of securitization of real estate in Taiwan, government should urge strategies to succeed in. |
