| 中文摘要 | 房屋市場持續低迷而建築業者大都仍利用大量廣告和各樣促銷活動來銷售房屋, 整體銷售業績一直未見好轉。無住屋者仍歎一屋難求,空屋率也居高不下,顯見房屋市場供 需之間有相當落差。本文旨在針對高雄地區住屋市場的購買行為,分購買前、購買中、購買 後,做深入探討。 選擇在高雄地區頗具代表性的長谷建設公司的四個個案共 605 戶做研究 對象。並獲致下列結論:一、購屋前住宅本體的條件其重視程度依序為安全結構、房屋採光 通風、公司信譽、公共及警衛設施。購買後滿意程度依序為房屋採光通風、外觀、安全結構 。滿意程度最低者為合約內容和價格。二、購屋前對住宅環境的條件其重視程度依序為鄰近 居民水準、停車空間、附近公共設施完整、交通便利、子女就學方便。購屋後對住宅環境的 條件滿意程度以停車空間最高、子女就學方便、購物便利性、交通方便次之,最低者為是否 有醫護處所。三、本文亦發現對已經購買房屋的住戶作購前考慮因素調查與潛在消費的調查 ,其重視的因素有相當程度的差異。四、本文對建築業者並做成下列建議: 1. 建立優良信 譽 2. 改善經營體質 3. 建立行銷概念 4. 重視服務品質善盡社會責任 |
| 英文摘要 | Even though the construction traders use a lot of diverse advertisementsand salesmanship to sell houses, the entire housing business still can't improve owing to the continuious depression of housing maket. From the factor increasing unsold houses, we know clearly that the range between supply and demand of housing is quite wide. In my paper, I make a thorough analysis andresearch on the behaviour of Kaohsiung residents before and after their buying a house. All the 605 families I choose for my research are taken from the Chang Ku Building Co., Ltd., And here come by conclusions as follows: 1.On the building itself, people got three housing preferences before they consider to buy a house; including public security, ventilation, and the construction company's reputation. After their buying, people find the most satisfactoty conditions come successively; ventilation, housing styles and security. On the other hand, the least satisfactory condition is about the contents of the contract and housing price. 2.Before buying a house, people pay high attention to the concerns reagrding the living qualities of neighborhood, parking lots, and public facilities. After buying a house, they think the parking lot is the most important consideration and convenience for school, shopping will be the next concerns. 3.In my paper, I also clearly point out a big difference between the considerations of housowners and people who are going to buy a house. 4.In the paper, I got some suggestions for the architecture traders.
