| 中文摘要 | 在有限土地空間限制及不同投資因素的影響之下,台灣的不動產市場勢必產生更多的不確定性。因此,在有限的資金及資訊限制下,如何利用雲端資料庫及雲端運算,配合不動產的產業特性,有效地以決策支援系統的推薦來取得最佳的投資物件方案,是本研究的主要目的。透過文獻探討及實況統計,本研究歸納出各不動產類型的重要投資屬性及其決策因素。接著,分析層級程序法(Analytic Hierarchy Process,AHP)量化投資者對於不動產物件各屬性的重視程度,以整合多目標投資推薦模式。此外,藉由演進雛型法,本系統更以實證來測試及修正推薦模式,讓投資者可即時更新相關決策限制條件,以得到不同面向之多物件最佳推薦組合,並從中選取滿意的適合方案。 |
| 英文摘要 | Under constraints of finite land space and influences of various factors in investment, the real estate market in Taiwan should incur more uncertainties. With limited capital and information, one can combine them with results generated from Cloud Computing along with the characteristics of the industry to analyze and obtain a more beneficial alternative of investment. Above facts and purposes are the research motivations for solving previous problems.By literature reviews and practical statistics, this study summarizes several important attributes and their related decision-making factors for investing different kinds of real estate. Next, each priority between different attributes of any real estate object was scaled and implemented by the analytic hierarchy process (AHP) and related methodologies of decision support systems (DSS) on a prototype system for recommending the optimal selection among objects with single objective function. In addition, by using empirical data and the evolutionary prototyping method, the system was tested and revised for suggesting all alternatives with multiple objectives, such that the investor can immediately update related constraints for obtaining the best combination of objects and then each satisfied feasible alternative can be used for managerial analysis of various scenarios in this study. |
