中文摘要 | 隨著國際機場逐漸朝向企業化經營並注重營運管理績效,如何將航站大廈各項空間作最有效分配,以增加商業活動特許費用之收入與旅客之服務水準,對機場整體之營運管理而言,將因市場競爭而顯得日益重要。過去有關機場航站大廈空間配置之研究多偏重在公共設施空間方面,並多以旅客流程和建築規劃為主要衡量因素,而未考量經濟因素及機場營運收入;且在航站大廈出租空間配置之實務運作上,亦較欠缺具理論依據之分配模式可供參考。本研究在商業空間分配方法上,係綜合考量地租理論、機場整體經濟效益,分析不同商業空間之特許費收入、不同性質之旅客對各項商業活動需求量、及旅客在航站大廈受時空限制下之可及性等因素,建立商店之特許費及總營業額、旅客可從事消費活動之時間及人數等之數學式;構建在特定旅客服務水準下,以商店特許費收入最大為目標式之各項商業空間分配之數學規劃模式。研究結果顯示在不同運量下,商店之最適總面積;而各項公共設施之空間分配大小除直接影響服務水準外,將間接影響商業特許費收入,與商業活動空間之分配有密切之互動關係,且各類空間之配置組合在一特定比例時,將可使機場整體營收達到最大。 |
英文摘要 | There is an increasing trend that international airports are operating in a competitive market-driven environment and in self-financing manner that emphasizes their performances and management yield. Therefore, how to effectively allocate airport terminal building space to maximize the revenues from a host of commercial activities through concession lease has become an important issue in terms of the overall airport operation and management. Many of past studies on airport terminal building space layout mainly emphasized the space allocation of public facilities in accordance with passenger flow and architecture design. Few researchers studied on airport leased-area space allocation problem and took into account issues regarding both airport revenues and passengers' level of service, and consequently, there is no theoretical space allocation model that can be used in practice to allocate rental space in an international airport terminal building. In response to these, this study explores issues including airport land rent theory, different concession rate-setting methods, different types of passengers processing and commercial activities, and passenger accessibility in terms of their space-time constraints in a terminal building. A terminal space allocation model is then constructed to determine the optimal amount of space for a variety of stores at different locations, their respective sale quotas, and the maximum number and transactions that passengers will engage in buying. Mathematical programming models are formulated by maximizing concession revenues subject to maintaining a specific passenger service level. Findings of the study show that the optimal amount of floor space for given types of stores and public facilities are various under different passenger flow and service level conditions, and the amount of space for public facilities not only has a direct impact on the passenger service quality, but also indirectly affects concession revenue, and bears an inseparable relation to how commercial spaces are allocated. |
