中文摘要 | 選擇住宅必須考慮住宅的屬性,包括住宅型態、居住面積、區位、建築年齡以及 鄰里環境等等。這些屬性彼此間無法分割而個別購買。Rosen(1974)提出住宅屬性隱含市場 的思考概念。認為購買住宅時,各個住宅屬性均各自存在隱含交易,而住宅價格則是這些 屬性隱含價格的聯合包絡結果。本研究以實際資料驗證了臺灣都市住宅屬性間確實存有隱 含需求。唯受限於資料限制,隱含供給則無法納入分析。本研究以Chow檢定進行住宅類型 之次市場分類,並以二階段程序建立各住宅屬性之間隱含需求之交互影響關係。經以高雄 市之個別住宅資料實證結果顯示,聯立方程式的模型結構應可以適當反應住宅屬性之間所 隱含的交互關係。而實證結果亦同時顯示居住空間、與市中心商業區的距離以及土地使用 等三項因素為各類型住宅選擇之共同考量。相對而言,家戶選擇透天住宅時對於鄰里環境 及區位較為重視,而選擇公寓住宅時則相對重視建築物本體的特性。 |
英文摘要 | The selection of housing is related to a composite bundle of housing attributes such as housing type, living space, location, building age and neighborhood environment etc. These attributes are actually indivisible and can not be purchased separately in housing market. Rosen (1974) provided a theoretic foundation arguing that their exist implicit markets of housing attributes and illustrating that housing price is the joint envelope of a set of bid functions from housing demand and a set of offer functions from housing supply. In this study, we empirically verified the existence of implicit choice in Taiwan urban housing demand. A Chow test was used to define submarkets by housing types and a two-stage process was used to construct the simultaneous structure of housing attributes. The disaggregate data of owner-occupied housing is selected from a of home interview questionnaire survey of housing demand in Kaohsiung city in 1994. The estimated result indicated that the simultaneous structure of demand functions is empirically adequate to depict the interaction between implicit demand of housing attributes. We also concluded that the living space, the distance to central business district, and the type of land use are three major common factors that inference household selection of different housing types. The neighborhood and location attributes are more relevant to single unit housing and the building-related attributes are more relevant to multiple unit housing. |
