中文摘要 | 本研究探討仲介業及銀行業服務對房地產市場買賣交易的影響。本研究建立買賣出價模型,並有下列的發現:第一、仲介業者的介入能夠提高整個房地產市場交易的效率性及活絡性。第二、銀行調高貸款利率不一定會使得銀行的利息收入增加,必須視成交時的市場彈性而定。第三、若仲介業者為買賣雙方所節省下來的交易成本能夠大於其本身的成本增加,則仲介業者的介入將會為社會帶來更多的福利。 |
英文摘要 | This study is trying to investigate the impact of brokerage and banking service in real estate market. We build the bidding model of buyers and sellers, and the following results are found: First, the involvement of brokers will increase the efficiency of real estate transaction. Second, banks raise interest rate may not necessarily increase interest income, which will depend on the market elasticity when the deal is achieved. Third, if transaction cost saved by the brokers for both buyers and sellers is greater than their cost increase, the involvement of brokers will result in the increase of social welfare. |
