中文摘要 | 研究以都會環境指標為基礎,應用於住宅選址的決策模式。研究過程中,首先依相關文獻擬定評估住宅生活環境品質層級架構,配合層級分析法(Analytic Hierarchy Process, AHP),決定層級架構各屬性間之相對重要性;利用統計方法求得之特徵值,探討供給者與需求者的主觀認知與環境屬性評選之優先順序。 透過供給者與需求者之認知比較研究,在標的層需求者與供給者的權重:社區自然環境(0.402,0.460)、社區公共設施(0.216,0.211)、住屋實質特性(0.203,0.160)與交通運輸服務(0.179,0.169);在屬性層優先次序前五項差異部份,需求者對空氣污染(0.166)、水污染(0.111)、大樓安全(0.093)、教育設施(0.078)、停車供給(0.075);供給者對空氣污染(0.173)、水污染(0.134)、停車供給(0.091)、噪音干擾(0.086)、教育設施(0.074)等屬性重視程度較高。利用指標建構層級衡量住宅生活環境品質,可以反映出需求者對住宅環境品質的實際感受與需求偏好,予供給者擬定開發計畫與行銷策略之參考。 |
英文摘要 | Based on the residential environmental index, this investigation expolre the decision model for residental citing. Frist, the level structure was determined by referring related references with four goal and fifteen attribute levels. The relative weights of different attributes were then decided by using Analytic Hierarchy Process (AHP). After gaining statistical eigenvalues, we compared the recognition of demander and supplier to find the prior weights of different attributes. Through the comparisons of recognition for demander and supplier, results reveal the weights of goal levels for demander and supplier are natural environmental (0.402,0.460), public environment (0.216,0.211), building features (0.203, 0.160) and transportation service (0.179,0.169) in Yencheng district of Kaohsiung city. As to the attribute levels, the first five dominant factors are air quality (0.166), water pollution (0.111), building security (0.093), educational facility (0.078) and parking space (0.075) for demander; air quality (0.173), water pollution(0.134),parking space(0.091),noise(0.086) and educational facility (0.074) for supplier. In summary, the exploration of residential quality resulted from living environmental quality index reflected the practical feeling and priorities of residents. Market suppliers may keep the conclusions to be reference before deciding development plans and sales strategies. |
