中文摘要 | 公共設施可以引導地區的成長或衰退,它們亦能提供發展上的改變(Catanese & Snyder 1979, p.259)。城市聚落與農村聚落的差異就是在於公共設施的有無及多寡,不 同等級的社區有不同的服務設施。本研究除了以居民對設施的運輸成本為基礎的模擬城 市土地使用改變外,並且以設施的距離因素分析對鄰里發展-密度-的影響。以服務性設 施(零售及學校)及租金的模擬,經五項指標檢測具有相當的準確性,而新莊位於台北都 會區CBD的外圍第一圈,屬於發展成熟的衛星市鎮,高密度的人口與各區的土地容積管制 相近,使得公共設施的效果不明顯,但仍表現出緊鄰商業中心及學校的里鄰密度低,向 外逐漸提高而更遠則逐漸下降的趨勢。 |
英文摘要 | The service facilities can guide growth or decline, or they can merely accommodate changes in development ( Catanese & Snyder 1979, p.259). The difference between city and countryside is in public facilities to have. The different grade communities have different level infrastructures. This study did the land use change simulation with the transformation coast for infrastructure. The simulation with service facility, commerce and school, and rent had a fine accuracy in five index testing. It analyzed the distance factor of infrastructure to affect the neighborhood development, the density of neighborhood. The study discovered the density is low of the connected neighborhood of commercial center and school, the outside of connected area has a higher density, and the far area density was decrease gradually of Sinjhuang. The facilities effect is unremarkable for Sinjhuang that is at the first ring of Taipei city CBD, and the same level of Land Use Control for most neighborhoods. |
