中文摘要 | 臺北市的行政區歷經數度變遷,轄區不斷擴大,都市發展核心也隨之產生變動。 從民國70年公告「信義計畫地區」都市計畫,賦予信義第一副都心的角色後,近來隨著「南 港經貿園區」、「社子島地區計畫」以及「基隆河截彎取直新生地都市計畫」的陸續推動,更 進一步確立了多核心發展的重要趨勢。 此外,臺北市於57年調整行政區時,劃入範圍的士林、北投二鎮及臺北縣的內湖、南 港、木柵、景美四鄉鎮等地區,隨著各期土地重劃作業以及重要投資據點。本文的主要目的, 即在瞭解上述各行政區近年來的建築投資趨勢,繼而檢視都市計畫規劃、公共投資與公、私 不動產投資間的互動關係。 本文選取的分析樣本,係取材自臺北市政府建管處核發的建築使用執照,樣本年期自79 年變更行政區當年起至86年底止。在建築使用類型上,則選擇私部門投資的主要對象,包 含住宅、店舖、辦公室等三大類。 由資料分析結果可看出,臺北市近年來的不動產投資區位,以文山、內湖等新市區最為 活絡,但在辦公室使用類型上,大安、信義、中山等舊市區的精華區段,仍為投資的重點區 位。 |
英文摘要 | The Municipal Territory of Taipei City was transformed from the Adjustment of it's Administrate level. The development center of city will also been relocated simultaneously. The whole Taipei City were divided into Old down town and New suburb area. The former were include 7 Administrate districts and were in built area mostly. The later were included 5, and it could provide large scale of resources for real estate investment. This study is trying to sketch the major real-estate investment location of Taipei since 1990 till now. To fit the purpose of this research, the Architectural Permitted Using Certificate of Newly Constructed Building were been applied, from 1990 to 1997, it contained 4844 pieces of architectural data. From the conclusion of this research, Newly suburb area were the major investment location, such as: Wen San & Nei-Hu districts. But in the business office purpose Building, the traditional CBD Area such as: Shin-I & Da-An Districts were also still attract remarkable scale of investment project. |
