中文摘要 | 在現今資本密集化的都市中,中心商業區的商店數往往已達飽和狀態,故有許多零售商會轉向郊區著手商業投資及開發。然而零售商應投資何種商品?消費者真正需求何種商品?以及零售商又將在何處開發才最適當等?都是值得研究探討的問題。本研究選定台南縣永康市公所方圓一公里內做為本研究之調查範圍,透過消費者購物行為的調查,以消費者購物移動時間之分配為基礎,推估消費者的購物移動範圍,而後綜合考量「容許移動時間」與「實際移動時間」之參數校估值,來建立商店的設址評估之指標,以分析研究範圍內各種商品類型之商店的投資可行性。 |
英文摘要 | The stores numbers of CBD are usually saturated in high capitalization cities, since there are lots of retailers looking for investments and developments opportumty in suburban. There are some issues worthy of discussion here, including" which kind of commodities should be invested? What are the real demands of consumers? Where are right places for retailers to develop? " This research select one kilometer radius around Yun-Kan city office as study area. First, the satisfaction time and actual time to move for shopping are estimated using data gathered by questionnaire survey. The evaluation is derived with a statistical method and estimated using those data. Finally, this study aims to evaluate the shopping environment based on the satisfaction time and actual time in shopping, and the series results are explained from the aspects of shopping items, attributes of consumers. |
