中文摘要 | 本文主要是探討較不為一般人所熟知的特徵性價格模型及其在實證上的應用。研 究方法係回顧過去國內外較具代表性之文獻。特徵性價格模型迥異於傳統模型的部份是,前 者較易處理異質商品價格決定的分析。所謂特徵性價格函數乃描述一異質商品之均衡價格和 其特徵間的關係。過去有許多學者致力於評估商品的特徵或環境品質的隱含價格(即特徵性 價格),且已在財產價值及工資模型上獲得長足進展。然而相對而言,臺灣目前利用特徵性 價格模型實證的文獻並不多見,且方法上仍有相當的改進空間,值得再作後續深入之研究。 |
英文摘要 | This paper surveyed several representative hedonic price models and empirical studies, which are not well-knowned by the public. Quite different from traditional framework, the hedonic property value and wage model provide the appropriate frameworks for analyzing amenities, like location specific characteristics, and etc. A hedonic price function describes the relationship between the equilium price of a heterogeneous commodity and its characteristics. There were numerous studies have attempted to measure and interpret the effects of amenities on market prices. And models based on property values and wages have enjoyed sufficient success. But hedonic empirical studies in Taiwan are still limited, so it deserves further research in this field. |
