中文摘要 | 台灣地區隨著工商業經濟快速發展,土地面積有限,公寓大廈起而代之,開啟了公寓大廈的新時代,社區住戶來自不同區域,從事不同職業,在同一個社區居住, 如何有效管理,實為當前社區管理委員會重要課題。基此,本研究以社區管理委員 會經營管理策略之探究為主軸,以 S 公寓大廈為例,利用一對一個別訪談及文獻 分析,瞭解居住在社區內的住戶對管理委員會經營管理的想法,最後提出以下四項 建議:一、公寓大廈管理法令規章要補足或修訂,以防範人謀不臧的問題。二、加 強社區管理軟硬體方面條件的改善,滿足居民對生活的渴望。三、社區管理模式要 多元化,方能快速而正確的處理社區事務。四、管理委員會應與住戶建立良性互動,保持良性的友善關係。 |
英文摘要 | With the rapid development of the industrial and commercial economy in Taiwan, the new era of apartment buildings has begun. The residents of the community come from different regions and occupations but live in the same apartment buildings, hence how to manage effectively has become an important issue. This current study focuses on the operation and management strategies of the community management committee, taking the S Apartment Building as an example, and using one-by-one individual interviews, and literature analysis to understand the advantages and disadvantages of the management practices of the community management committee. Finally, four suggestions are provided: (1) The rules and regulations on the management of apartment buildings should be supplemented or revised to prevent the problem of unscrupulous people. (2) Strengthen the improvement of community management software and hardware conditions to meet residents’ desires for daily life. (3) The community management model should be diversified to handle community affairs quickly and properly. (4) The management committee should establish a positive relationship with residents. |
