中文摘要 | 過去台灣都市發展的經驗中,公園的重要性經常被忽略,尤其對市公園投資興建的不足,是造成都市環境品質不良的因素之一。然而,隨著經濟發展與國民所得的提高,居民不再只是重視道路、商業設施等的建設;相對地,對公園、綠地與都市開放空間等的要求也逐漸受到重視;於是決定不動產價格之因素,除建物本身之構造與維護狀況外,尚須有良好的里鄰環境。因此,本研究藉由對鄰接公園地區的建築型態與土地價格進行實質環境調查,分析都市公園對鄰近不動產所產生的外部效果,以了解公園個體環境因素對鄰近地區不動產在建築型態與土地價格上所產生的影響。 |
英文摘要 | Over the past experience of Taiwan's urban development, the importance of park was always ignored especially in the urban park investment. Those are major accounts for the coming of bad urban environment. However, by the raise of the economic development and the national income, people are not only for the building of any infrastructures, but also pay great attention to the parks, the green places and the urban open spaces. Therefore, the rating of the value of real estates would be decided not only the structural condition and the maintenance of a building, but the good neighborhood as well. In the light of the above, the theme of this research is the design brief, and how it operates as a study tool to fulfill the investigation of substance environment based on the patterns of the buildings nearby the urban park, and the related land value. The work was aimed at gaining step-change improvements in the value that urban parks obtain from its external effects. |
